The Tampa Vacation Collection is a boutique vacation rental manager based out of Tampa, FL covering all of Tampa, St. Petersburg, Indian Rocks, Clearwater, Apollo Beach, Sarasota, Anna Maria, and Orlando. We currently manage a curated portfolio of highly rated (4.9+ stars on Airbnb) vacation homes, condos, and complexes. We provide both a comprehensive, full-service option and a reduced-rate co-hosting option.

Full Service Management

    • Cribs, high-chairs, air mattresses, and (coming soon) bikes are available for rent to guests and provided by us 
    • We can buy your linens and towels for you 
    • We get all supplies in bulk for discounted rates and they're on auto-supply so we NEVER run short 
    • Any inventory special to your home we can log and store per your instructions
    • We can set up a locked owners closet if you'd like
  • Security & Safety
    • Booking guests are required to sign a lawyer-drafter rental agreement and provide a legal ID 
    • All homes are set up with a smart lock (preferably Schlage) so we can track & change codes
    • House rules are put in the home with a QR code and available on the guidebook made for your home
    • Extra QR codes are provided for certain amenities (e.g. hot tubs, pools, bicycles, kayaks, etc.) 
      • Some amenities, such as kayaks, come with extra liability wavers we require guests to sign 
    • Owner information is kept private and never shared 
    • Every owner gets $10,000 in contents/dwelling coverage & $10,000 in medical liability coverage at $0 cost with $0 deductible --> if a guest breaks something, 9/10 times it can be reimbursed 
  • Owner Access & Financials 
    • Owners have access to a comprehensive owner portal
      • Review calendars, rates, channels, party size, etc. 
    • Owners receive a P&L statement every month by the 9th 
      • Also available in the portal
      • ACH payments are made the next day with $0 fees
    • Owners are allowed to stay whenever they want 
      • Make a direct booking in the owner portal
      • Only fee is the cleaning fee 
      • No limitations 
    • Owners also receive a 1099 at the end of the year
    • Owners have the option to be put into a group chat with our owner and our Guest Team Lead 
    • We handle your sales & tourism tax
      • We can also handle licensing and certifications 

Management Fee & Agreement

  • No long-term agreements
    • Our agreements start with a term of 6 months, and then convert to 90 day auto-renewing terms with no cancellation fee
    • No onboarding fee
    • Very short, straight forward agreement 
  • Our fee is a % fee on the nightly rent only 
    • No extra fees ever
  • Fee varies depending on the property 

Co-Hosting 

  • Co-Hosting is a reduced service model
  • We handle everything digital, all the guest service, financials, and taxes 
  • We do maintennace & cleaning reporting
  • Owners are responsible for setting up cleaning and taking care of maintenance
    • We'll coordinate directly with your designated cleaner/handyman
