Professional Rental Market Analysis

Pricing the home correctly is one of the most important factors in getting it rented quickly. Overpricing the home will cause the property to rent less quickly, costing you time and money. We start with a competitive rental price analysis which combines market data with our professional knowledge of current market conditions to give you the most accurate rental price possible. Online Advertising Exposure

We market your property through our property management software called Rentvine. It then syndicates the listing out to several websites, including all the popular rental sites like Zillow and Trulia.

3) RENT COLLLECTION

Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!

If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.

We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.

3) MAINTENANCE

We ensure your property is well-maintained by performing thorough move-in and move-out inspections. Any necessary repairs or maintenance are handled promptly, so your investment stays in top condition.

We know that a well-maintained home results in quicker rentals, lower turnovers, and in general, happier tenants! We offer our residents a secure portal to submit all maintenance issues, which can be accessed online with a simple click. Our Vendors are trustworthy and very quick to respond. We coordinate and communicate with the tenants, with you, and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us.

Vendor bills and receipts are emailed monthly with Owner Statements and are also available through our online Owner Portal.
