- Digital Tools: We use direct marketing , virtual tours for rental listings , and QR codes to scan for more information about the properties.
- No Upfront Fees: There are no management fees if the unit is not rented.
3. Financial Management & Owner Communication
- Rent Collection: We offer convenient payment methods (online portal, cash slip, dropboxes, etc.) to collect rents monthly.
- Late Fee Collection: We calculate late fees at day 5 and daily until paid, charging a 10% late fee on day 6 and $$$10 per day until paid.
- Disbursements: We emphasize timely disbursement of funds to owners.
- Financial Reports: We provide detailed monthly statements and detailed end-of-the-year statements to help with accounting.
- 24/7 Access: Owners receive an easily accessible owners portal with accurate, up-to-date reporting information and clarity, so you will never be in the dark on your investment. We are committed to accurate record-keeping and financial accountability.

- Reporting: We provide a tenant portal where tenants can report any and all maintenance issues at the time they occur.
- Vetted Network: We have a network of qualified and reliable vendors for repairs that can be used if you don’t have your own. We are committed to cost-effective and timely repairs.
- Proactive Strategy: We complete inspections: Move-in, move-out, annual, and periodic. We believe in preventable maintenance strategies, requiring quarterly self-tenant inspections (via pictures inside the portal) on items such as changing air filters and keeping the yard mowed.

- Standard Procedures: We follow Standard Operating Procedures for handling lease agreements, evictions (if necessary), and other legal matters.
