Resident Selection Criteria & Screening Process

All applicants must meet the following minimum criteria:

• No collections or judgments within the past two (2) years
• At least 24 months of satisfactory rental history with no evictions in the past seven (7) years, or 24 months of satisfactory mortgage payment history
• Gross monthly income of at least three (3) times the monthly rent

Our screening process includes:

• Credit report review
• Criminal background check
• Eviction history search
• Verification with previous landlords
• Verification of current income and employment

All applications are evaluated in compliance with Fair Housing laws and applicable local, state, and federal regulations.

Rent Payment

Residents enjoy secure online rent payment options, including the ability to set up automatic payments, receive email reminders, and review payment history. We strongly encourage online payments to reduce late payments and improve efficiency.

Monthly Statements & Owner Distributions (AppFolio Owner Portal)
